Why does this website exist?

EPC2Let.com was founded and developed by two experienced DEAs, specifically with the Private Rented Sector and independent DEAs in mind.

The Private Rented Sector is a market requiring a single product, the EPC.

There is no need for a HIP on a rented property. The only requirement is an EPC, and only when there is a change of tenant after 1st October 2008.

Therefore, we believe that independent DEAs represent the best partner for Landlords and Letting Agents.

This is simply because DEA panels and HIP providers only add cost and complexity. They reduce the flexibility of approach a local independent DEA can offer, and add no value to the process for Landlords and Letting Agents.

That is why we developed EPC2Let. It provides a level playing field for all independent DEAs to receive and win business - directly from the client - with no middlemen, and with 100% of the agreed fee going to the DEA who produces the EPC.

EPC2Let.com does not set your EPC fees, book your appointments, or take ongoing commission from DEAs who register, or from Landlords and Letting Agents who use registered Assessors.

How does it work?

  1. The Landlord or Letting Agent searches for the postcode district of their rented property.
  2. They see a list of all the registered DEAs that cover that postcode area. Results are displayed randomly each time, not alphabetically, so there is no favouritism.
  3. The Landlord or Letting Agent chooses which DEA(s) they wish to contact by ticking a box next to the DEA name(s). This is entirely their choice.
  4. The Landlord or Letting Agent completes a simple form providing outline details of their EPC requirements.
  5. The enquiry is automatically emailed to the DEA(s) they selected.
  6. The DEA responds directly to the Landlord or Letting Agent with their pricing and availability, or to ask for further information. We do not share details of any other DEAs that may have been selected by the Landlord or Letting Agent.
  7. We also email the Landlord or Letting Agent with your contact information so they have your details and are ready to receive your communication.
  8. You negotiate directly with the Landlord or Letting Agent on a one-to-one basis, cutting out all middlemen and offering a tailored, personal service based on their exact requirements rather than a "one size fits all" approach.

What does it cost me?

There is simply an annual registration fee to cover the cost of marketing and advertising initiatives and the cost of maintaining the website.

There are no monthly fees! There are 3 Options, designed to suit individual needs and preferences and reflecting different market and geographical situations.

Option 1 - Price £150

One Area Post Code (eg BS) Plus 5 District Post Codes (eg BA1, BA2, BA3, BA14, SN12).

Provides more scope to DEAs who take the view that covering a larger area will benefit them, and allows DEAs to cover specific District Post Codes in a different Area Post Code to the one they select (like the example given above).

Option 2 - Price £100

1 Area Post Code Only.

Provides a more attractive Registration option for DEAs in rural and semi-rural areas.

Option 3 - Price £50

5 District Post Codes only.

Provides a low cost option for DEAs who want to concentrate on local work.

Registration Limits

Area Post Codes will be limited to 4 DEAs per Area Post Code, whether purchased with an Option 1 or an Option 2 Registration. There is no limit on the number of District Post Codes that can be registered, although this may change in the future.

Search Results

Search results will display all Registered DEAs in random order on one page, with each DEAs business base District Post Code displayed, along with a brief explanation of this to the user.

Registration Renewal

Your registration will expire after 1 year, or if your Accreditation needs renewing within that period. We will contact you to confirm your new Accreditation details prior to your current Accreditation expiry date if less than 1 year from Registration.

Re-Registration Option 1 - Price £50.00 after 1 year, free on re-Accreditation if less than 1 year.

Re-Registration Option 2 - Price £50.00 after 1 year, free on re-Accreditation if less than 1 year.

Re-Registration Option 3 - Price £20.00. after 1 year, or on re-Accreditation if within 1 year of registration.

Re-registration is subject to Terms and Conditions.
